The maintenance page tab has two sections - the 'Maintenance Defaults' section and the 'Maintenance Jobs' section.
Maintenance Defaults

The maintenance defaults tab is where you can store maintenance notes and also build up a list of preferred contractors for the property, if relevant. To add a new preferred contractor you click the button and it asks for the same details as when adding a landlord preferred contractor.
Maintenance Jobs
The maintenance jobs tab will list all maintenance jobs previously logged for this property - for all tenancies, not just the current tenancy so that you have the complete history on record. You can add new maintenance jobs using the button at the bottom of the screen.
