Whether the tenant is replaced in the tenancy or not, the current tenancy will need to end and a new tenancy start in the names of the remaining tenants as the existing tenant cannot be removed from the current tenancy.

Although it would make things easier, this would leave room for error as if the inspection didn’t go ahead or needed to be changed to 6 monthly as opposed to 3 monthly it would cause further problems.
