If you have received notice under schedule 23 of the finance act 2011 to send information to HMRC information on the gross rents you have received on behalf of your landlords, it is the ROPL-01 you will need to use. You can access this via your top finance menu - reporting - ROPL-01.Â
For more information on this report, please refer to the ROPL-01 page in the manual.Â
Please bear in mind that you will need to check through the ROPL-01 report to confirm that all the information and landlord's that are included are correct, there may be some you need to remove/amend for various reasons. All mandatory fields requested by HMRC will be included in the downloadable CSV for you so you will have all the information you require to complete the return using the template HMRC will have sent over to you.
Its important that you send HMRC back the report using their template due to the checks and formulae within it. You need to transpose the information off of the EA report into their template or your return will likely be rejected.
If you have a responsive website provided by Expert Agent, you will have the ability to send unique 'metadata' through to your websites property pages. This is to help improve the search engine optimisation of your property pages. Â
Â
This data is not something you can see from the front end of the web pages, but is hidden in code for search engines to crawl. It provides search engines with important information about the contents of the page - in this case, your Property. Â
Â
Under the 'Metadata' tab of each property record, there are two empty fields allowing you to enter your own 'Meta Description' and 'Meta Keywords'. Â
Â

Â
Meta Description
We recommend you enter a different meta description for each property, which should be no more than approximately 50-160 characters, and you should avoid repeating any words or phrases. The description should not only containt important ket words, but describe the page as this will often be the first introduction a visitor will have via search listings. Â
When populated, the description will also appear in Google listings as per the below example:Â
Â

Â
Meta KeywordsÂ
Meta Keywords no longer play as an important role in websites position as they once did, and their weight is now very low in search engine ranking algorithms. However, some prefer to still include a small number of important keywords, and therefore the following guidelines are recommended:Â

FAQ'sÂ
Why can't I see the 'metadata' tab under my property records?Â
If you can't see the metadata tab under your property records in Expert Agent this will be because you do not have a website provided by Expert Agent.Â
